Strategic Portfolio Solutions
Occupiers of corporate real estate face significant challenges as they acquire, manage and dispose of owned or leased properties. Constraints on capital, expanding and contracting workforces, the evolution of the workplace, speed to market and sustainability issues confront the corporate real estate executive every day. These challenges, coupled with an ever-increasing mandate to reduce occupancy costs, are complex problems to solve.
And no "one-size-fits-all” solution exists.
Providing an intelligent, thoughtful solution across the lifecycle of corporate property is the mission of Studley’s Strategic Portfolio Solutions group. With a half-century of experience solving complex real estate issues, Studley brings a unique approach to occupancy-related issues.
How is Studley’s Strategic Portfolio Solutions (SPS) group different?
CUSTOM
Custom, individually crafted solutions to client problems combined with creative thought are the hallmark of our approach with clients. No two clients have the same portfolio profiles or core business priorities. No two clients have the same occupancy and workplace requirements. Studley’s Strategic Portfolio Solutions group is built around experienced professionals with broad consultancy experience and significant problem-solving skills for many of the world’s largest corporations. Each client-service team is specifically composed of professionals with the most relevant experience.
CREATIVE
For more than 50 years, Studley has solved many of the world’s leading corporations’ complex real estate problems with creative, attainable solutions. In the past three years, two of those engagements have been recognized by the Real Estate Board of New York with the first-place Most Ingenious Deal of the Year Award, the most prestigious real estate award in one of the world’s most sophisticated markets. A five-decade tradition focused on representing occupiers eliminates the conflicts of interest that are common in the industry.
Exceeding client expectations on an individual service line basis is important but our goal is provide measurable results across an integrated service delivery model. Through the incorporation and tracking of key performance indicators (KPIs), Studley SPS works with clients to define success not only within a given project, but in the context of delivering multiple services in multiple markets and measuring outcomes at the portfolio level. Our service teams work to understand the dynamic business challenges that face corporate real estate and enable our clients to maximize shareholder value.
CONSULTATIVE
We begin our engagements by listening to our clients. By listening to the unique business needs, organizational challenges and occupancy issues that impact all workplace projects, we can propose innovative, consultative solutions for client teams. We want to learn our clients’ corporate real estate professionals’ perspective, but we also are interested in learning the concerns of our clients’ business units: finance, legal and human resources. What occupancy-related factors would propel the core business and the workforce to the next levels of productivity? Are there ways real estate can assist the corporation in developing flexible workplace strategies? Are there inter-generational workforce solutions that can drive higher employee retention?
Simply put, real estate solutions should not focus on the buildings or the local market. Occupancy decisions should be derived from and driven by core business priorities, workforce objectives, customer needs and an organization’s financial circumstance. These issues—more than the price per square foot of a single building— have the ability to improve shareholder value, create a more energized, productive workforce and provide flexibility for large space users.
Rather than have clients hire individual transaction or project people across multiple markets, we provide our clients with an account-centric delivery model. With this model, all services in all markets are coordinated by a single point of contact, an Account Management Leader, eliminating the need for clients to manage varied services in multiple locations. Account Management Leaders are responsible for customizing services, reporting, and technology solutions, as well as have authority to resolve any service-delivery issues. The Account Management Leader can also access additional consultative resources needed to deliver solutions.
