Alliance WoodGroup Engineering (Alliance) has been a Studley client in the past. This time, the firm needed an expansion room for a series of large engineering projects. 

Consideration and Analysis

Studley secured a six-year sublease at $5.00 below the average market rental rate and negotiated renewal rights with the primary landlord.

Result

Alliance was provided with more than six months of free rent, signage rights, and renewal options by the landlord. In the future, the firm will have the ability to expand its sublease to 100,000 square feet. A direct lease rollover in the building give the flexibility for Alliance to consolidate its Houston office locations into 150,000 square feet by 2011.
